The Keys to Virtually Selling Your Home

In light of the Covid-19 pandemic, Realtor.com conducted a survey asking homeowners for their thoughts on allowing people inside their homes.

Most of these homeowners indicated that they would generally be willing to allow an agent and potential buyers inside their homes if certain conditions were met. However, the survey also showed that homeowners were less comfortable with hosting a large group or multiple groups, such as in an open house.

This is understandable due to the health concerns that come along with social contact nowadays. So what virtual practices can you employ to keep yourself, your family, and potential buyers safe if you need to sell your house now?

Selling your house? Go virtual!

The real estate market is rapidly changing. This means that it is even more important than before to make sure that you have a plan in place for effective online marketing of your home on the digital real estate landscape. Your agent can help with this by making sure that your listing photos and virtual tours stand out in the crowd, giving buyers a thorough and detailed view of your home.

Virtual marketing practices may help you win big when it comes time to sell your property. An experienced real estate agent can help you make your sale happen while continuing to follow local and state regulations. A good agent knows exactly what the buyers of today’s market need and can handle the necessary digital steps required to close the deal.

During the same survey by Realtor.com, homebuyers were asked for their opinion on what would assist them the most when choosing a new home. Here are some of the things that they said:

  • Virtual tour of the home
  • Detailed neighborhood information
  • Agent-led video chat
  • Accurate and detailed listing information
  • High-quality listing photos

Virtual not possible? Conduct a safe open house:

However, even after all of this assistance from technology, you will likely still have serious buyers that will request to see the property in person before making their final decision. If that is the case, there are some things that you can do to make sure that the showing proceeds safely.

The National Association of Realtors has released some guidelines to remember in addition to state and local restrictions. These guidelines include:

  • Follow CDC guidance on social distancing and wearing face coverings
  • Require guests to wash their hands or use an alcohol-based sanitizer
  • Limit in-person activity
  • Remove shoes or cover with booties

Finding an agent for your listing that can be a true, trusted advisor may very well be your best plan to ensure that you are taking all of the important steps involved with these new safety standards. This is incredibly important if you are in the difficult position of needing your house sold sooner rather than later.

Find a Real Estate Agent Who is Comfortable with Virtual Interactions

As you have probably noticed, new virtual strategies are the way to go now. Having an open mind when it comes to digital approaches can be the difference between a successful sale and having your property sitting on the market for a long period of time.
