The Real Dealbreaker: The Home Inspection
The number one reason Buyers walk away from a contract is issues discovered during the home inspection.
And honestly, it makes perfect sense.
When Buyers discover unexpected problems—especially expensive ones—they start wondering:
“What else might be wrong with this house?”
Once that seed of doubt gets planted, it can be hard to recover.
A few years ago, when inventory was extremely low, Buyers were willing to overlook more issues because they had few choices. But today’s Buyers have more options, which means they’re much more cautious.
If a house feels risky, outdated, or like it might turn into a money pit, many Buyers will simply walk away.
(Also, keep in mind that the trend over the past four or five years is that most Buyers want the home they are buying to be “Move-In” ready!!)

When a Buyer’s inspection turns up a surprise, the whole transaction suddenly becomes stressful.
Everyone is negotiating under pressure, contractors are hard to schedule, and nerves are running high.
It’s much easier to deal with these issues before the house goes on the market.

Would you rather find out your roof needs a small repair while calmly preparing to sell, or three weeks before closing, with a nervous Buyer on the other side of the table?
Exactly.
A Smart Strategy: The Pre-Listing Inspection
I recommend a Pre-Listing Inspection.
This is exactly what it sounds like: a professional inspection done “before” your home hits the market.
It allows you to:
✔ Fix important issues ahead of time
✔ Disclose anything buyers need to know
✔ Avoid last-minute negotiation surprises
✔ Move through the sale process with more confidence
And no, you don’t have to fix everything.
The goal is simply to identify the true dealbreakers and address them before Buyers see them.

One of the biggest mistakes Sellers make is either fixing nothing… or fixing everything unnecessarily.
Neither strategy is ideal.
